The story of Tehsil Hub began in 1979, when this meticulously planned industrial estate was inaugurated. Spanning a vast expanse of 1,226 acres of prime land, it stood as a testament to the region’s determination to make a mark in the industrial landscape. What made it even more appealing was the offer of land on a 99-year lease basis at rates that were exceptionally affordable, opening doors for entrepreneurs far and wide.
Imagine this sprawling estate as a canvas, dotted with 1,383 industrial plots, each one a potential home for dreams waiting to come to life. These plots were offered in a variety of sizes, ranging from 1,250 square meters to a substantial 10,000 square meters. No matter the scale of your vision, there was a place for you here.Â
As the financial year of 2022-23 dawned, Tehsil Hub had exciting news to offer. The rates for industrial plots within the estate were set at Rs. 3,500 per square meter for those who could make a lump sum payment. For those with equally grand aspirations but perhaps a preference for spreading the investment over time, there was an installment payment mode available at Rs. 4,000 per square meter. Under this plan, half the total amount was payable upon application, with the remainder divided into eight equal quarterly installments over two years. And let’s not forget the annual ground rent of Rs. 12 per square meter, payable in advance to keep the engine of progress running smoothly. But Tehsil Hub was more than just a parcel of land; it was a thriving ecosystem of industry. Within its boundaries, 156 established units stood as a testament to the diverse potential of human endeavor. Textiles, engineering marvels, steel re-rolling mills, chemicals, food and confectionery, pharmaceuticals, plastics, paper mills, paper conversion, automobile assembly, and many more industries found their home here. It was a symphony of innovation and progress, harmonizing under one roof.
The creators of Tehsil Hub understood the importance of infrastructure beyond the plots themselves. They provided essential amenities, like a fire station, ensuring safety was paramount. Telecommunications services kept businesses connected in the digital age, while access to banking services, a police station, and a post office ensured that everything an entrepreneur might need was conveniently at hand. Water
Previously Hub dam was the only source of water for Hub. WAPDA has allocated 160 cusecs of water per day from the Hub Dam for agricultural, industrial and drinking purposes in the Hub area. This allocated water supply is ensured through Lasbela Canal which is managed and operated by Canal Irrigation Division Hub, Government of Balochistan. Miner No. 6 of Lasbela Canal passes through this industrial estate, Government of Balochistan has sanctioned 8 cusecs of water per day from this canal for industrial use.
To ensure water supply to industries, LIEDA has constructed a 20-million-gallon capacity water reservoir with sedimentation and overhead tanks and a pump house which are the main components of the water supply scheme besides hubs. 80 km of water lines have been laid in the area. Industrial Trading Estate to ensure water supply at the door step of every industrial unit.
Electricity
Considering the difficulties faced by the industrial consumers of the Hub Industrial Trading Estate, LIEDA has taken the responsibility of electricity distribution of this industrial area in the year 1986 and Alhamdulillah, by the grace and mercy of Allah, LIEDA consumers are fulfilling this responsibility till satisfaction.
At present LIEDA is receiving 28MW load in bulk tariff B-4 from K.E.S.C through its own grid station at the hub and distributed by LIEDA through its own laid down electricity network. For the purpose of power distribution, LIEDA has laid 7 main feeders of 4 MW which are interconnected to ensure regular power supply to its customers in case of any feeder failure.
The tariff rates of LIEDA are similar to KESC.
Telecommunication
The N.W.D Digital Telephone Exchange at the Hub provides telephone and fax facilities. Apart from this, cellular telephone facility is also available throughout the Hub area.
Natural Gas
Natural gas is available within the Estate. Sui Southern Gas Company Limited is the responsible Authority for processing gas connection application. According to the policy of the Government of Pakistan, export oriented industries are also allowed to get gas connection for the purpose of generating electricity which is required for their consumption.
Sewerage
A huge outfall drain along with a sewage lift station has been constructed in the industrial estate to meet the sewage disposal requirements. The industrial waste picked up in the outfall drain is finally discharged into the Hub River.
All industries are responsible for discharging their waste water of acceptable quality into the sewerage system of this Authority.

NOTE
In case of the opting mode of payment in installments 50% of the total premium shall be payable immediately on approval of the application for allotment whereas the balance 50% shall be recovered in 8 x 3 monthly installments within two years.
